Minutes of Meeting
January 13, 2004

The annual Inverness Homeowners Association meeting was called to order by Board President Dave Hemphill at 7:05 p.m. on January 13, 2004. A quorum was established by counting attendees and proxies.

Summary of Financial Statement.    2003 expenditures were slightly more than dues received plus interest. So it was a "breakeven" year. Future expenditures may include:

  • Possibility of fence replacement along Bayou Blvd. Fence is approx. 15 years old and starting to rot in places. Research continues into best material versus cost for fence replacement.
  • Possible legal fees associated with representing the interests of Inverness regarding city use/sale of property along Baldwin Ave. (Behind the houses which are along the north side of Inverness Drive. Go to Map.)
  • Possible redesign/upgrade of Inverness entrance area.
The last lot in Inverness is undergoing home construction. All homeowners are reminded that any exterior modification/extension of your home or any sheds, garages, decks, and fences need written approval of the Board of Directors before construction.

Open Forum Questions and Discussion

What can be done about speeders in Inverness? Speak to the offenders or parents of the offender if you know them. Call one of the Board if you don't feel comfortable doing that. Call police with specific information or ask them to set up a radar trap. Set a good example by driving carefully and with consideration for your neighbors. The city will not set up speed bumps due to liability concerns.

The board is studying the installation of a well for watering of common areas.

Can landscaping be continued all the way to the ends of the fence along Bayou? Yes, but the cost will be higher.

Boats parked in the street or in driveways continue to be a problem. No boat should be parked on the street or in a driveway in view of the street. Call a board member who will call the offender and resolve the issue.

Small TV dish receivers are approved if they remain out of sight from the street.

There have been reports of minor theft from garages in Inverness. Please close your garage door, even when you are home and remain vigilant.

Airport construction on the east-west runway has been slow but is in progress. When that runway extension is complete the north-south runway (which affects Inverness the most) will be closed for about 18 months for resurfacing and repair. That will give Inverness a relatively quiet 18 months. After repair, the north-south runway will reopen as the primary runway, but operations will continue on the east-west runway.
